WHY CAN’T PROPERTY MANAGERS CHANGE ROUTINE INSPECTIONS?

What tenants sometimes don’t realise is that these are booked way in advance, and often they are automatically booked via the computer based on when the last routine inspection was done and they are usually booked in groups of other close by properties to help reduce the property managers drive time between them.
So while a property manager can technically change a routine inspection, it’s much harder to do that then you probably realise & will create a knock on effect with other inspections.
Property managers can attend a property after giving you a Form 9 with 7 days notice to attend to a routine inspection. The legislation is in place to help property managers manage their high volume of work and ensure they can effectively get around to all the routine inspections they do. Usually a property manager manages over 100 properties and if they had many of their tenants requesting a routine inspection be changed, it would be a logistical challenge to accommodate this. Good tenants realise that this is why the property manager has a key to the property and why the legislation is in place allowing your property manager to enter your property unaccompanied if necessary. Most property managers actually prefer you to be home as you can brief them about any maintenance issues affecting the owners property.

WHAT DO WE DO AT A ROUTINE INSPECTION?

We take photos of all the rooms. We make a short note of the cleanliness, condition of each room & any issues. We do look for how clean the property is or how messy and if there is any damage or excessive wear and tear. We also look for any possible additional tenants staying or even if the property is being used to run a business or grow drugs. We compile a report which we send to our owner. Our tenants are also able receive a copy.
Principally we are ensuring that the owners property is being looked after and that any maintenance will be attended to in a timely manner. We also take our responsibility to assist our owners in minimising any liability as a result of a negligence very seriously and we use routine inspections as an opportunity to advise of any matters of concern.

WHAT OTHER TYPES OF INSPECTION DO WE DO?

Sometimes a property manager will need to attend your property to inspect a maintenance matter or work that is pending or recently completed. The property manager will issue you with a form 9 and can attend with only 24 hours notice.

If your owner has listed the property for sale and given you the appropriate notice of intention to sell, then the sales agent may also attend your property after providing a form 9 entry notice and 24 hrs.
